Typical values for Black and Latinx-owned homes still lag behind overall U.S. home values, but the gap is narrowing.
A new Zillow analysis shows homes owned by Black and Latinx households are worth 16.2% and 10.2% less, respectively, than the typical U.S. home. Homes owned by non-Hispanic white and Asian families, meanwhile, have typical values 2.9% and 3.7% higher than the typical U.S. home.
While inequity in home values continues to persist, the data show them steadily, albeit slowly, converging. Since homeownership is the single largest driver of wealth for many households, the value and appreciation of a home is extremely impactful for families.
Before the Great Recession, the gap between Black-owned home values and all home values was about 15%, but grew to 20% by March 2014. Similarly, Latinx-owned homes saw the largest home value gap in May 2012 at 14% — 2 percentage points larger than before the housing bubble. Now, nearly a decade later, home values for Black- and Latinx-owned homes are back at pre-bubble levels, and continue to narrow despite the current economic crisis.
One reason for the wide gap is that the housing bust hit communities of color especially hard. Subprime loans were targeted to take advantage of the most vulnerable communities, and the ensuing wave of foreclosures hurt homeownership and home values disproportionately for Black and Latinx homeowners. Fast forward 12 years, and homeownership rates and home values are still recovering for these communities. While home value growth turned positive for U.S. homes in August 2012, it took an additional two years for Black and Latinx homes to see this same growth.
“It has taken nearly a decade for the home value gap to return to pre-recession levels, but still, the gap remains very large,” says Zillow economist Treh Manhertz. “With Black and brown communities and jobs hit disproportionately hard in the pandemic, there has been reason to worry another dip may be on the horizon that could slow or stop the progress. However, this is not the case, as the same factors that widened the gap in the Great Recession are not surfacing this time. Thanks to rock bottom rates on the most secure mortgages, extended forbearance programs, and rising home prices, there are no signs of another widening of the gap coming this year. However, through these turbulent times, continued vigilance and targeted intervention by policymakers is crucial to keep the progress going for communities of color.”
Home value inequality varies greatly in different states and metropolitan areas. Large metros with the smallest spread between Black-owned home values are Riverside (1% value gap), San Antonio (3%), Las Vegas (3%), and Portland (4%). Among the most unequal are Detroit (46% value gap), Buffalo (43%) Birmingham (43%), St. Louis (41%), and Milwaukee (40%).
Black homeownership rates are also on the rise since the Great Recession, despite challenges for Black homebuyers to secure a mortgage. Telework has the ability to expand the opportunity for homeownership even further for Black and Latinx renters, providing the flexibility to own a home in a less-expensive area.

It doesnât matter how perfect your home isâif your listing photosÂ donât stand out, potential buyers wonât come by to take a look. In our series “Lessons From Listing Photos,” we dissect the smart updates sellers have made to their homes, and how their listing pictures highlight the homeâs best assets.
Living in Santa Fe, NM, is all about taking advantage of the gorgeous landscape, mild climate, art culture, and a city with just enough activity to keep you busy but not overwhelmed. And the suburbs outside of Santa Fe give you access to all that, plus the ability to own a sizable chunk of land.
Those reasons help explain why this four-bedroom, 3.5-bath house, just 20 minutes from the city center, was purchased in 2014 for $435,000 despite it being a textbook fixer-upper.
The 3,000-square-foot-house is on a 1.17-acre lot in a gated community. It comes with a private pond and walking trails, making it the perfect purchase for a buyer looking to enjoy the culture of the area while still keeping to themselves. Sure the home’s interior was in desperate need of an update, but the buyers saw the potential.
After six years and some stylish yet strategic renovations, the buyers sold the home for about $200,000 more than what they paid. There weren’t many big changesâjust cosmetic updates and some nicely staged listing photos. So how did they make a profit? We went straight to our experts to find out what home improvements brought in the buyers.
The setup in this living room is a little different thanks to an adobe fireplace in the center of the room. In the before photos, it’s easy to see how a potential buyer would be confused by what to do with the main living room space as well as the space behind the fireplace. But a quick cleanup and careful staging helped to illustrate the best use of the space, according to designer Lori Bitter, of Dalia Staging & Design.
“The formal living space feels inviting for entertaining, while the second space feels more intimate for family and TV time,” Bitter says.
Careful design does a lot more than make a room look pretty, though. Bitter points out that the details help to accentuate some of room’s best features.
“The blue accents are a perfect balance for the dark floors and wood on the ceiling,” she says.
“Not a lot changed in this room, but it shows what a big difference a few details can make,” adds designer Mark Cutler, ofÂ Mark Cutler Design. “The new ceiling fan, uncovered windows, and brighter white paint all contribute to a more modern take on Southwestern design.”
An updated, functional kitchen is pretty high on the must-have list for many home buyers, which is why the sellers put a lot of time and effort into this space.
“The new kitchen feels fresh, open, and modern,” says Cutler. He adds that moving the wing wall on the peninsula substantially opens up the space.
“The combination of white tile with the gray cabinetry and updated lighting is so fresh,” she says. “Bringing the backsplash to ceiling with the modern hood is a dramatic touch.”
And while everyone loves a kitchen island, the sellers made the right move in removing the old island; the pine wood was channeling outdated ’90s vibes.
“Replacing the old island with a rustic furniture piece carries the warmth of the wood from the living space into the kitchen and keeps this kitchen feeling cozy,” says Bitter.
When a potential buyer visits a home, there are a few different things they might be looking for in a bedroom space. They might want a room that’s relaxing, maybe even luxuriousâbut they’re definitely not looking for a bedroom that looks old and dingy. Before the overhaul, this bedroom was full of clunky fixtures like that light fixture and ceiling fan.
But the sellers knew just what to do to lighten this space up.
“A white color palette will always create a room that feels larger and cleaner,” says Cutler. “And removing the window shades allows for more light and expands the view.”
“What a great example of how staging can make a room feel more impressive and larger,” adds Bitter.
Nothing dates a home like a bathroom in major need of an update, so our experts were pleased to see what happened in this space.
“Two main areas changed for the better: the shower tile and the bathroom vanity,” says Cutler. The brown palette of the old shower and the stained-wood details dated the room.
“The bright, white color scheme with bronze accents feels fresh and makes the room, especially the shower, seem larger.” he adds.
“This is a ‘wow’ moment for this home,” says Bitter. “Like the kitchen, the footprint hasnât changed, but the finish choices [like the new light fixture and sink vanity] open this space up.”
The back patio of this home is a terrific example of the power of a good listing photo.
“Outdoor living spaces are coveted today,” says Bitter. “Staging an outdoor dining area shows buyers the possibilities for this valuable additional square footage.”
“Once again it’s about small details that make a large impact,” says Cutler. “Architecturally almost nothing has changed, but the room, with the addition of the seating area, feels larger.”
Cutler also likes the potting area, which gives buyers another example of a creative way to use the space.

That the pandemic is worse today than it was last spring appears to be finally dawning on a lot of consumers and the Home Purchase Sentiment Index (HPSI) for December reflects it. Fannie Mae says its index, based on six questions from its monthly National Housing Survey, dropped 6.0 points to 74.0. Five of the components moved lower and the sixth was unchanged from the prior month. It was the second month in a row that the index declined, and it is now 17.7 points lower than one year ago. Positive responses dropped for the question of whether it is currently a good time to buy a home. Fifty-two percent of respondents said it was, down from 57 percent in November, while the percentage who say it is a bad time increased from 35 percent to 39 percent. âHigh School Musicalâ star Ashley Tisdale has graduated from her Los Angeles home. She and her husband, Christopher French, have listed their abode in the Los Feliz neighborhood for $5,795,000, Variety reports.
If the couple secure a sale at that amount, theyâll be singing a happy tune. They purchased the place for $4.1 million in 2019.
Built in 1923 but since updated, the Mediterranean villa is described as a âreimaginedâ space with designer finishes, which retains its original character.
The five-bedroom, 4.5-bathroom home features European oak floors and lime-washed walls, for an Old World-style warmth. Other details include bold wallpaper prints in the entry, multiple fireplaces, and handsome light fixtures.
The actress has posted photos of her eye-catching home on her Instagram account, including this appealing pic of her gorgeous kitchen.
“I never thought how nice it is to have a fireplace in your kitchen,” Tisdale wrote. “We use it morning and night, especially since itâs the coldest around that time. Old homes with new charm.”

Most recently, she starred in a CBS sitcom, “Carolâs Second Act.” In 2019, the singer released her third studio album, âSymptoms.â The busy star is also a panelist on the Fox competition show âMasked Dancer.â

Cheap Ways to Keep Kids Entertained During Holiday Break is a post originally published on: Everything Finance – Everything Finance – Its all about Money!
During the winter, it can be difficult to keep our kids entertained. Depending upon where you live, it can be really hard to entice them to stay outside for any length of time. And during the holiday break, it seems to be even worse because they don’t have school work to keep them distracted. So, we have found some cheap ways to keep kids entertained during the holiday break and the winter. Some of these ideas won’t cost you a penny, while others may cost a tiny bit of money if you don’t already have items to work with.
If you ever went to a school science fair, I am sure you have seen a homemade volcano at least once in your life. While there are plenty of different ways to make a volcano, there is one that I ran across on accident that I prefer.
One of my favorite ways to keep my drains clear is with baking soda and hydrogen peroxide. The two of them create a chemical reaction that burns away all of the gunk that may be stopping up your drains. And when my kids were younger, they loved to watch me do it because it created a really cool effect.
Which gave me the idea to start using just those two ingredients (and sometimes food coloring when I want to get really crazy) to create homemade volcanoes for them. If you have some playdoh lying around, then that and a plate will do the trick for a volcano vessel.
Just have your kids create a volcano out of the playdoh on the plate, or even on an old piece of wood from the yard. Put a couple of spoonfuls of baking soda into the volcano. Add food coloring for effect, if desired. Then take the volcano outside and add baking soda until you start to see a reaction.
We have done this with snow also, and it was pretty cool to watch the eruption change the shape and color of the snow volcano. However you choose to create the volcano, the kids will love it and it shouldn’t cost you anything to create.
If you are anything like us, then you probably have some Legos lying around somewhere. In fact, we have two huge bins of them, so there is no shortage of Leg’s around here. During the holidays, one of our favorite things to do with the surplus of Legos is to create a Lego contest.
If you have a ton of them, then the contest can get fairly creative and elaborate. And, depending upon the ages of your children, the contest will vary also. However, some of our favorite Lego contests have been:
Best Lego house
Most elaborate Lego swimming pool
Most creative Lego car
Craziest Lego family
Biggest Lego city
Best Lego luxury boat
These are just a few ideas to get you started, so get creative and have fun!
Having a treasure hunt is always a crowd pleaser and is sure to keep kids entertained. Creating a treasure hunt is similar to the Lego contest, in that it can easily be varied based on the ages of your kids and the environment. If it is too cold outside, then you can keep the treasure hunt inside.
I like to create our treasure hunts so that they are both inside and outside, so the kids can get some fresh air. The easiest way to do this is to create a simple map and create clues to where you have hidden the treasure. The treasure can be anything, really. Hiding candy for pretend gold doubloons are always a favorite of our kids. But, you could also hide a deck of cards, a pair of warm fuzzy socks, or a small set of Legos.
I like to try and find things that we have lying around that the kids have forgotten about to hide as treasure. Sometimes I’ll throw a lollipop or piece of candy in the treasure also, for added excitement.
The treasure can be hidden in an old bag or something more elaborate like a plastic pirate treasure chest with a lock. If you use something like this, then they will have to find the key along the way before they get to the treasure. This is a ton of fun!
Make Your Own Games
Making your own games can also be a lot of fun. Especially if you put the kids in charge of making them. We happen to have a couple of artists in our house who love creating and drawing, so this is a great plan for them.
Just give them some blank paper, scissors, and crayons, markers or colored pencils to get started. Then have them create their own Snakes and Ladders, Candy Land or Pin the Tail on the Donkey game. And it doesn’t even have to be a donkey, but any animal they’d like to pin the tail on.
Let them get creative and really work hard to create their own versions of the games. Once they are done, then comes the real fun for everyone. Making and playing these homemade games can keep kids entertained for hours. Which I am a huge fan of!
And last, but definitely not least, creating an obstacle course is always a ton of fun. We like to use things such as:
Creating an obstacle course is something that we usually prefer to create outside, just so there’s less chance of slamming into walls or furniture. But, it could be created indoors also, if the weather outside simply won’t comply.
Have your kids work on finding the raw materials around the house or yard to create the obstacle course with. Then have them create the obstacle course, which needs to be realistically doable. Then, you can time each kid running the obstacle course to see who the winner is.
After the course has been run a few times, then have the kids rearrange to create a completely different course. This is an activity that can not only keep them busy for hours but help burn out some energy and get them some fresh air. Bonus!

For example, solid wood or plywood may not be a good choice for furniture, as it will likely warp and crack (and it can even lead to mold). Instead, a way better — and longer-lasting — choice would be PVC, which is extremely durable, completely waterproof and offers a great look and feel as well for bathroom cabinets. When buying blinds for your bathroom windows, choose waterproof blinds because they are stain and mold resistant, as well as fade-free. When picking appliances, make sure to avoid any metal that might rust, and preferably stay away from plastic; some of your best choices are brass, stainless steel, and zinc (or zinc alloys), as they stand the test of time and add a note of style to your bathroom.
Overall, focus on materials that can withstand humidity and water. This way, you donât have to spend money replacing them and you can rest assured that your bathroom will maintain its clean and brand-new look over the years.
#2 Widen and brighten your space with mirrors
Instead of adding a skylight or a new window to brighten a rather gloomy bathroom (which would call for a pricy renovation), consider using a large mirror, re-painting your walls in a light color, or adding extra light fixtures. These can all help create the illusion of space, making your bathroom look wider and brighter. Obviously, this technique is much more affordable than having to install an additional window to your bathroom space and you’d be surprised at how much of a difference adding a large mirror can make.
If you feel like you don’t have the space to add an additional mirror to your bathroom, consider replacing the mirror above your vanity with a far larger one. Bonus tip: choosing an unusual shape or a unique frame for the vanity mirror (like the one in the image below) can give an impressive look to your bathroom, and act as the centerpiece of the room.
#3 Update by regrouting
If youâre looking to update your bathroom quickly and on a tight budget, consider replacing the existing tile grout. RegroutingÂ is a two-step manual process by which you first remove the hardened old grout from the seams, or joints, between the tiles in your bathroom, then apply fresh new grout to make it seem like you have just installed your tiles (here’s a full walkthrough of the process). You’d be surprised how big of a difference this fairly simple update can make — especially since tiles rarely show signs of wear and tear, but the grout’s initial color fades away, and often gives a sense that it’s dirty, discolored and old.
This idea works best if the tiles in your space are still in great shape, that is, they donât have cracks or missing pieces. Although it may take a bit of work, itâs surely faster and cheaper than a major bathroom overhaul. Fresh grout will make the tiled area look brand new, and you can even apply a new grout color to make a more dramatic change to your bathroom.Â
#4 Get creative with designer tiles
Now, if you’re looking to add a splash of sophistication to your shower or bathroom tiles, but don’t have the budget to splurge on designer tiles, there’s a super easy trick you can turn to: use regular, budget friendly tiles across the walls of your bathroom, then add a pop of design and color in a small area using more expensive designer tiles.Â
Or, you can keep it simple and use classic tiles, but arrange them in an unusual pattern or install them at an angle to create an eye-catching effect. If you’re looking for the maximum effect, create an accent wall (preferably right where either the shower or bathroom vanity go, to highlight that space), like the one pictured below. It won’t cost as much as replacing all of your bathroom tiles, but will definitely give your space a great, updated look.
#5 Try to avoid current trends
We all like to think that we’re aligned with the latest trends and fads. But the truth of the matter is, the best way to waste money is to follow fads that in a couple of years will seem so outdated that youâll feel the need to renovate your bathroom all over again. You can make your design last way longer if youâll use natural finishes and neutral colors.
Classics also tend to be considerably less expensive than their trending counterparts, and they’re much more likely to stand the test of time. See below for a marble-themed bathroom that was all the rage a few years back, but that seems a little out of place in the more minimalist-inclined era that we live in today.
Because of this, you may be forced to buy new coordinating pieces, too. However, if youâll stick with traditional finishes, it will be simpler for you to create a cohesive look while still sticking to your budget.Â
#7 Re-use old furniture to create a unique look
If you have an old desk, table, dresser, or TV stand, consider using it in your bathroom (provided it can withstand humidity and isn’t easily prone to water damage, as we’ve stated above). Repurposing old furniture will give you a chance to show your personality while adding much-needed bathroom storage. Consider doing this as a DIY project, which can help you save money while also being earth-friendly.Â
Replacing bathroom elements will usually require removing or replacing plumbing fixtures, which comes with additional costs. It can also involve construction changes, demolition work, and new installation.Â Before deciding on replacing any of these fixtures, determine if they really need replacement. If youâre replacing them for aesthetic reasons, you might have the option to refinish them instead of replacing them altogether.Â
For example, you can refinish your old tub with a nice-looking, protective coating instead of completely replacing it. You can also paint your cabinet anew instead of purchasing a new one — and you can even get creative with the color you use. A Florida family has embarked on a wild ride to bring a 1970s time capsule in Indiana into the 21st century.
On a whim, they bought aÂ vintage gem in Fort Wayne, IN, covered top to bottom in shag carpet, after seeing it online. It was our most popular home of the week in early December and garnered hundreds of thousands of viewsâthe Jackson family among them.
How the time capsule was won
âSo we weren’t actually looking for a home to buy,â says Alysha Jackson, who lives in Clermont, FL, with her husband, Nate, two toddlers, and a rescue dog, Ingrid.
âWe have a home there and we love it,â she says. âWe had talked about getting into real estate one day, but it wasn’t really on our radar yet. Then this house went viral.â
Nate saw the house online and came in with his computer to show the listing to Alysha.
âHe’s like, âHey, don’t shut this down right away, but what if we put in an offer on this house?ââ she says.
âUsually, I’m the skeptical one, but I just looked at it and had this gut feeling, and I said, âYou know what? I actually love it. Let’s put in an offer.ââ
Like everyone who laid eyes on the photos, Nate and Alysha first spotted the colorful carpet. The deep shag is hard to miss: It’s everywhere, even on some of the walls.
Alysha says her first reaction was: âWhoa, that’s a lot of shag carpet!â Then, she noticed how much potential the house had.
âI kind of envisioned what it could look like with some renovating,â she says. âWe’re staying thing true to the vibe of it and the time period, but we have to update it.â
The Jacksons journey back in time
Just a few weeks after putting in their offer, the two former teachers, who now sell on Amazon, packed up their family minivan (including Christmas presents) and headed north. Their work offers them the freedom to work where they choose.
Since then, the family has been living bare-bones in the house, with just a few mattresses and other essential items. They have decided to live in the home as is for a while.
âWe wanted to just stay in it a little while before changing anything, because we just wanted to get a feel for the house before we just came in and made sweeping changes,â Alysha Jackson explains.
âI’m so glad we did, because we actually changed a lot of our designs based upon actually living in the home for a little bit first.â
Most importantly, they staged a 1970s-style photo shoot.
Even Ingrid, the dog, seems to have settled in.
âShe has a spot in the house where she can see the entire yard, thanks to the surrounding sliding doors and windows,â Jackson says.
âIngrid was so sad when she saw us packing the van for our trip here, but literally jumped up and down when we got the leashÂ out and she realized she was comingÂ with us on the trip.â
The former owner of the house, James Sherbondy, a retired architect, designed the home as his familyâs personal residence. It was occupied until just a few months ago, so everything inside was in working order.
âWe walked in, brought in our stuff, and used the fridge. The bathrooms were functional. It was pretty great,â Jackson says.
Everything in the kitchen works, and the cabinets are in good shape. However, the layout may not work for the family, she adds.
The family made some immediate changes for safety reasons and are currently living on the lower level. Theyâre tackling that and the main level first, and leaving the upstairs master bedroom and bathroom for last.
A bathroom with green counters and blue sink will ultimately meet its demise, but the Jack-and-Jill style entry is staying.
âThe more we see, the more we want to keep, which is kind of funny,â Alysha says. âBefore, we didn’t really know too much about ’70s style, and we didn’t know too much about midcentury modern even. But the more I talk with people and more research I do on my own, the more I see the beauty and the value in it, and so I want to keep that style in the home.â
The Jacksons have sought input from a number of experts on the Instagram account they started for their rehab project. They had hopes of reaching 10,000 followers by the summer. As of now, they’ve blown past their goal and have over 30,000 folks tracking the renovation journey.
âI just love sharing projects with people. When we did a ’70s photo shoot, we thought it would be really fun to share these. We had no idea it would go viral as quickly as it did,â Jackson says. âIt’s been really fun to share what we’re doing with people, and we’ve gotten so much great input.â
The carpet can’t stay
Sadly, for lovers of colorful floor coverings, the carpet is one of the first things that’s going to go.
âThere’s literally carpet in every single room, including the bathrooms. It’s everywhere and it’s 50 years old. From what we know, it is original to the home,â Jackson says.
She added that there are stains in several places, and it doesnât smell particularly great, especially in the bathrooms.
Eventually, there will be new flooring in many of the rooms and tile in the bathrooms. But the carpet wonât vanish completely.
âI am going to be making an art piece of the different carpet colors,â she says. “There’s about four or five different colors in the home, and we just want to keep a piece of each. I’m going to cut some out from each colorâdeep-clean it, of courseâand then create some sort of art piece with it to hang in the house on the wall.â
People on social media had a lot to say about the carpet-bedecked bathtub in the master bedroom. The tub has purple tile and no curtain. For now, itâs the only bathtub in the house, so the kids need to take their baths there.
Jackson says the tub is super clean, but the trick for the couple is to keep the children from enjoying their time on the floor.
âTo them, it’s like a big towel,â she adds. The first time their son took a bath, she says, âHe got out of the tub and started rolling on the shag carpet.â
Other modifications on the way
Back on the main level, the dramatic floor-to-ceiling fireplace will stayâbut with some modifications for safety.
Some of the wood paneling and carved accents throughout the house will also remain.
âI stare at the wood every day. I think thatâs maybe my favorite part of the house,â Jackson says.
Some people on Instagram say the carved wood might be by an artist named Ackerman, and the Jacksons are trying to verify that.
âIt’s the first thing you see when you walk in the home on the door,” Alysha says.
Life outside the box
The Jacksons rehabbed their Florida house, so a huge project isnât entirely new for them and they have some family support nearby. Both Alysha and Nate are from Indiana, and much of their family still lives there. While some close to them were surprised by the somewhat impulsive purchase, they weren’t shocked.
âWe kind of joke with people that Nate and I are ‘Go big or go home’ people. We kind of live life outside the box, so they were excited for us,â Jackson says.
Some relatives thought they were crazy, she adds, but changed their minds when they saw how beautiful the home isâand they’re especially excited that the family will be closer to them.
For now, the family plans to split time between the two homes and rent the other one as a vacation rental.
